We all know when building a custom home prices can add up quickly especially for those premium features you find yourself falling in love with as you scroll the internet. It is important to sit down with your builder to create a list of what is most important to you and what would just be nice to have if budget allows. Sometimes when a client gets near the top of their budget they start looking for ways they can cut in a meaningful way.


One thing to remember when deciding between what premium finishes and elements to include in your home is to choose timeless options over trendy ones. It is always a good idea to reach out to your designer when trying to figure out which options will age the best in your home.


Lets gets started on listing the priciest finish options:



1. Black Windows

Black windows are all the rage currently in the design world, everybody wants them. There are even windows made with other tints of colors. However the most economical option will always be white windows. Black windows can be almost double to what white windows cost making it an option to think about. White windows can look stunning with the right home and with the right material, it is also a timeless option as well.

2. Stone

Once in the early 100's stone was considered an economical choice amount many now stone is one of the most expensive fixtures. Stone and brick add so much character and value to your home and most neighborhoods with CC&R's require you to,.... at least in part... include it on the exterior of your home. It is important to consult your budget before you go overboard in placing this beautiful material everywhere. In the recent years it is starting to make more interior appearances as well as accents walls and in fireplaces.

3. Custom Doors

Doors serve as the initial greeting to a home or space, shaping first impressions and setting the tone for the interior. Custom doors can result in a unique, high-end feel that standard, pre-fabricated doors simply cannot replicate. Custom doors can also be built to precise specifications, ensuring a perfect fit for unusual openings and often providing superior insulation and security. However, this level of customization comes with notable drawbacks. The most prominent is the higher cost, as custom doors require more specialized labor and materials compared to mass-produced alternatives. The lead time for manufacturing and installation is also considerably longer, which can delay construction schedules. No one can ignore the appeal however. Here is me hoping that round top doors make a design comeback in the mass markets in the near future!

4. White Oak Cabinets

White oak cabinets have become a highly sought-after feature in new construction, celebrated for their timeless appeal and durability. The primary advantage lies in their aesthetic versatility; the light, neutral tone and prominent grain pattern of white oak can complement a wide range of design styles, from modern and minimalist to traditional and rustic. This makes them a safe and stylish choice that appeals to a broad audience. Additionally, white oak is a highly durable and strong wood, resisting dents and wear better than many softer woods, which ensures the cabinets will stand up to the rigors of daily use for many years. However, a significant drawback is their cost. White oak is more expensive than more common materials like maple or birch, and the cost can be even higher if a custom, high-end finish or intricate detailing is desired. This higher price point can be a substantial factor in the overall budget of a new home build. I personally believe that the style of cabinets is shifting to a warmer slightly darker shades.

5. Built-In's and Cabinetry

When our clients are looking to cut budget sometimes we look toward the built ins and extra custom cabinetry. While beautiful, these items can add up quickly. However I always recommend trying to add it where we can even if on a small level, not only do built ins increase home function, it adds an unmatched charm you cannot not achieve any other way.
